THE OPPORTUNITY

Share in a place
worth coming back to.

A proposed $120,000 investment with 25% temporary ownership.

The proposed hybrid structure pairs a 25% ownership interest with 10% annual interest, paid at $1,000 per month over a 36-month term. A fixed $120,000 buyback would return the entire 25% interest upon completed payment, with no additional appreciation payment.

Private proposal for review. These are proposed terms, not an executed agreement; closing is subject to diligence, legal documentation and applicable approvals.

02 / THE PROPOSED HYBRID STRUCTURE

Monthly interest.
A defined buyback.

A 36-month proposal combining a temporary ownership interest with fixed monthly interest payments and a fixed-price repurchase.

PROPOSED INVESTMENT$120,000

25% temporary ownership
36-month term

Annual interest10% · interest-only
Monthly payment$1,000 · personally covered by Alphonso
Fixed buyback$120,000 for the entire 25% interest
Appreciation paymentNo additional appreciation payment
Early buyoutPermitted without a prepayment penalty

The $120,000 is the proposed gross investment, not confirmed net seller proceeds. Allocation of proceeds, transaction costs and all binding obligations will be set out in the final documents.

MONTHS 1–35$1,000 / month

Monthly interest-only payments.

MONTH 36$121,000

$120,000 buyback plus the final $1,000 interest payment, if paid together.

FULL 36-MONTH TERM$156,000

Total cash repayment: $36,000 interest plus the $120,000 fixed buyback.

Illustration assumes all 36 monthly interest payments and the scheduled buyback are completed, with no early buyout. The ownership interest does not expire automatically at month 36; the entire 25% returns through the documented buyback upon completed payment.

01

Personal payment commitment

Alphonso proposes to cover the $1,000 monthly payments personally, including during slow rental months. Payments are not intended to depend solely on that month’s rental receipts.

02

A fixed-price return of ownership

The proposed $120,000 buyback returns the entire 25% interest, with no additional appreciation payment. An early buyout is allowed without penalty; payment timing and transfer mechanics will be documented.

03

A planned path to exit

The intended buyout would be funded through a refinance or property sale. Neither is assured. Preserving the existing first mortgage remains subject to lender approval and the final transaction structure.

Management, voting, reporting, default remedies and any other ownership rights require agreement; no additional rights are established by this proposal. Any off-season stays are proposed perks only, with availability and terms still to be agreed.

Valuation: Fannie Mae Property Valuation Estimate Report ordered August 31, 2026 at 18:50:20 ET for 229 Parrotts Landing Way, with a Regions cover letter dated August 31. The $918,400 as-is figure is automated, not a licensed appraisal; confidence score 4 (1 highest). Its stated purpose is the servicer’s mortgage workout, with restricted loan-application use. Raw restricted records are not reproduced here. The prior $985,000 owner estimate is not used in this draft.

Mortgage: Regions statement dated August 17, 2026: principal $568,571.59; rate 3.444%; regular payment $3,784.93, including $1,024.06 escrow. The statement showed $29,003.07 due and delinquency at that date. That amount is historical, not a current reinstatement figure. Modification application materials do not establish an approved modification or resolved arrears.

Property and operations: Descriptions, photographs and the reported $5,750 monthly gross rental revenue come from the existing September 2026 property package and its linked rental listing. The operating figures require trailing-12-month verification.

Draft basis: This page incorporates the owner-approved proposed hybrid terms and the later-verified automated valuation reference. Current lender, title, operating and independent valuation evidence is still required; the proposal is not an executed agreement.

A MORE PERSONAL KIND OF PARTICIPATION

The setting is real.
The terms deserve care.

Important considerations

The proposed personal payment commitment does not eliminate payment or capital-recovery risk. Property performance, borrower resources and the ability to refinance or sell can affect repayment. A minority interest may have limited control and no ready resale market. Final documents must address enforcement, default and ownership transfer; no repayment or exit is guaranteed.
